Playhouse Square Real Estate Services is looking for an Self-motivated individual with strong organizational skills to take on the position of Property Manager. Must be available on site during regular business hours.
Responsibilities
- Embrace Playhouse Square values and programs that further Diversity, Equity and Inclusion within the department.
- Under direction of Director of Real Estate Services, work to maximize cash flow and asset values of managed properties.
- Implement long range planning and adhere to operation standards set by PRES.
- Prepare preliminary budget for approval; explain monthly variances.
- Analyze operating costs per building to calculate tenant escalation adjustments.
- Develop and maintain positive tenant relations.
- Work with Maintenance, Cleaning and Security managers to create financial and operational plans; resolve/prevent operational issues as they occur.
- Secure, negotiate and maintain contracts with service providers and vendors.
- Evaluate and monitor utility cost trends and market factors to minimize the impact of future utility cost increases.
- Working with Maintenance Management Team, monitor and ensure compliance for emergency disaster recovery and life safety management.
- Create, administer and update lease files for managed properties
- Contract/arrange to have properties prepared for showing; show properties as requested.
Qualifications
- Minimum 2 years property management experience preferred.
- Certified Property Manager (CPM) or Real Property Administrator (RPA) designation preferred
- Accounting or finance experience a plus.
- Availability after hours and on weekends to handle any potential emergency situations that may arise.
- Self-motivated with strong organizational skills.
- Knowledge of current PC hardware and software including Excel and Word.
- Excellent communication skills, both verbal and written.
